Goregaon – the Mumbai western suburb has arrived on the big stage

Goregaon – both east and west, has been blossoming and evolving as the location of choice for thousands of Mumbaikars. The reasons are many – good residential footprints, good infrastructure, colleges, schools, hospitals and many such other factors that have increased its attraction over the years. However, when it came to connectivity, the real measure of the same for any Mumbaikar is the rail connectivity. Goregaon was never a hub and therefore with all its progress and growth, the one black spot in its beauty was the fact above. But now, finally, this blemish is gone. With the marvelous extension of train services from Chhatrapati Shivaji Maharaj Terminus (CSMT) to Goregaon, the entire connectivity equation is now loaded favourably towards Goregaon.

The big railway impact

They don’t call Mumbai railways as the lifeline of Mumbai for nothing. It is indeed the lifeline and the most preferred transport for millions of Mumbaikars. Getting on a train is a privilege in Mumbai, irrespective of the coaches being packed to the brims. Every Mumbaiite knows once he is inside the train he or she will reach the destination on time. You can count on the railways unlike any other travel option available. Having your location (Goregaon, in this case) as a junction or starting point towards the longer destination is a dream come true. It changes the dynamics in a massive way for every Mumbaikar who travels from this part. It makes his life easier. Everyone knows that travelling is the biggest challenge for very Mumbaikar. On an average every person here spends at least 3-4 hours or even more depending on the mood of the traffic, work happening on the roads and many other variables. A straight and easy train journey is like a gift from above.

It is an open secret that any average Mumbaikar is dependent on the on the railways for most of his commute, especially all the office goers. It is a part of his DNA and it is an inescapable routine of his working life & waking hours. So the new facility that the railways have started from Goregaon from the 29th of March 2018 where one can take a train from Goregaon directly to Chhatrapati Shivaji Maharaj Terminus (CSMT) is a big shot in the arm for Goregaon real estate as a location. It will do a world of good to all the areas here and increase property prices overall.

Imagine that more than 1.75 Lakh train commuters who had no choice but to shuttle from Andheri to CMST daily have now the pleasure of taking the train from Goregaon instead. It is a big and huge relief and saves a lot of time, effort, money and it directly impacts the overall mood of so many people.

Further developments on the Harbour-Western railways front

The new line (Goregaon to CMST) is expected to be further extended to Borivali at an approximate budget of INR 850 Cr plus.

This is very important - The Central Railway (CR) officials aim to make every 4th train to a 'Goregaon train' in the next few years making Goregaon a very important railway hub by default.

Currenty around Forty Two train services ply from CSMT to Goregaon and the train stops at the Jogeshwari, Ram Mandir and Goregaon platforms. Commuters travelling to harbor lines from the western corridor will find this new arrangement a life changing one and have welcomed this move from the railways.

Happy to be in Goregaon

Yes. Apart from the railways’ development, it is a good time to be in Goregaon as there have been some other major infrastructure developments here that have made and are going to make huge positive impacts on people’s lives.

  1. The Mrinal Tai Gore flyover that starts from Goregaon west / Ram Mandir SV road and goes across to the Western express Highway on the east side came around a couple of years back into existence and changed a lot of travelling lives for good. Now it is going to be extended up to the Link Road in Goregaon west, post the approval from Mumbai city’s civic body, the BMC  (Brihanmumbai Municipal Corporation). This will be another welcome development in the lives of every Goregaon resident and will bolster the connectivity furthermore with the rest of the city.
  2.  The MTNL flyover, which currently connects the link road from the Goregaon-Malad border (near Inorbit), also referred to as the Goregaon-Mulund Link Road to the Western express Highway, Goregaon East near the Oberoi Mall location is getting a connectivity boost to de-congest the same. It is a bit of a tough time currently but surely this development will also improve and ease the traffic flow in this action packed area.

Impact on Goregaon real estate

Most of the buyers in new residential projects in Goregaon will be buoyed from the fact that this rail miracle has happened. Apartments for sale and rent in Goregaon will now have more demand and properties that have been waiting for development here will see the light of the day much faster because of the demand going up. Goregaon with its new tag of being a railway hub will attract more residential buyers and also commercial investors. Real estate developers like Lodha Group, Ekta World, Kalpataru, Wadhwa Developers, Radius Developers, Oberoi Realty have big projects that have either been developed or are in various stages of development and the above infrastructure developments that will impact travel both on the railway tracks as well as on the roads will act as a catalyst to fuel demand further. 

The average price for residential, commercial and retail properties in Goregaon have already seen an upswing. Major commercial pockets in Goregaon that house some of the biggest corporate companies, mid-sized companies as well as SMEs have seen the average occupancy go up as well as a positive spike in the rental prices. Hubs like NESCO, Nirlon IT park, Infinity IT park, Mindspace are all benefitting from the infra growth of Goregaon. Apart from these the most successful malls in the city of Mumbai which include Oberoi Mall, Infiniti Mall (Malad) & Inorbit Mall (Goregaon-Malad) have all seen increasing footfalls over the past years.  Property developers in Goregaon are definitely happy by these positive moves on the infrastructure by the authorities and are sure that this is going to benefit both them and their clients in a big way.
